IASI – 21.000 sq.m new green office premises in HIpark mixed use project, an investment of 39 million euros

ROPHARMA announces the launch of a new mixed use project of offices and residential, with a full range of services and retail space, the estimated investment being amount to approximately 39 million EUR.

Ms. Lori COLLIN, the project coordinator together with B23T and Brown & Marinescu Consulting, have created for IASI a project based on the needs of the large office spaces (2670 square meters per floor), updated according to the current and future needs of the tenants, with a residential building with large studios or 2 – 3 rooms (“smart home” type) that combine space “Living” and “Working” with multiple features such as kindergarten, bicycle track, car park for electric ones, cafes and multiple green areas.

The HIpark is a project designed to be truly institutional quality mixed use project, residential, retail-services and office buildings, a development to be recognized as a first mixed-use asset in Iasi, one of the landmark prime assets in Romania. There are two independent structures: the Office Building (GF+ 1 level + 7 floors above ground, GLA 21.200 sq.m) and the Residential Building (GF + 9 floors above ground, 9.500 sq.m).

“We presented to ROPHARMA a personalized project, after the meetings we had in Iasi with multinational companies, that emphasize the importance of time spent at the office of the employee, and the needs of his personal life. We wanted to respect the rules but it comes with a cutting edge in terms of design and technology”, said Lori COLLIN.

The HIpark is located in IASI’ s most dynamic business corridor, near Bucsinescu intersection, next to Sfântu Lazar Street and Tudor Vladimirescu Boulevard, the preferred location for multinational occupiers and international investors between two main commercial areas, next to the University campus and in a highly dense residential area.

“We build because we want to be a model in IASI to show that people can live and work in a friendly, sustainable and modern environment” , Lori COLLIN said. “We want to launch this project in the spring of the 2018, together with all the endorsements and we are looking meanwhile for a co-sponsor, preferably with the role and with knowledge of a real estate developer, to make the joint perfect of ROPHARMA’S strong financial position and the know-how came from a partner as a developer.”

In the last three years, the city of IASI has become a pool of domestic and foreign investments in Outsourcing and IT&C Services, focusing on new working conditions, real estate developments at international standards in office buildings, shopping malls even in the residential segment.

With a current office stock of 235,000 sqm (according to PINMaps), Iasi ranks third after Timisoara and Cluj in terms of real estate development, but only second after Cluj in the top of the more successful cities and the fastest growing IT&C.


The HIpark concept is the first project in Iasi with multiple mixed functions – called mixed use, which has a contemporary approach. We combine efficiency from the office area (over 2.670 square meters per floor), with a modern, smart and green lifestyle.

From the beginning, HIpark was designed for the needs of the city. Both the employee and the tenant, which can also be the same person, will have a pleasant, balanced and modern way of living. Because the needs of the tenant from IASI are not the ones from the past (they want spaces of over 2.000 square meters, with low and controlled consumption, natural light in multifunctional spaces) the architects have been conceived a floor plan with various options, for all types of tenants.

Cycling track goes directly to the ground floor of the building to the special area for parking, lockers and showers. For the fit employees or for the habitants of the residential units we have the first running track that goes to the gym of the building, but from the external area of the first floor to provide a different atmosphere. For those with kids, we have prepared a part of the ground floor as a kindergarten and after school, so parents can be close to their children at all time.

Business restaurants, small co­ffee places, a bakery, a bank, a pharmacy, a medical clinic, a bicycle store or a dry cleaning make urban life feel easier and balanced. The parking places are prepared for the normal and electric cars, but also for the bicycles.

The modern office buildings are becoming the new software and outsourcing factories – engine for economic development of IASI for the regional community of the metropolitan area of IASI.

ROPHARMA is a pharmaceutical company listed Bucharest Stock Exchange (BVB). The current capitalization of the company is 188 million lei and the consolidated value of the fixed assets is 148 million lei. Consolidated equity as of 30th of June 2017 amounted to 158 million lei. Ropharma has two pharmaceutical production facilities (GMP standards) and food supplements and one production facility of powdered milk. It also holds an important part at a private hospital in Brasov, designated by the World Health Organisation in 2013 as the cleanest hospital in Europe.

Although the Romanian IT market is concentrated in Bucharest, alongside Cluj and Timisoara, Iasi is starting to make a name for itself as an extremely attractive pole for this market. Ziarul de Iasi newspaper published an analysis in which it was stated that the total turnover of IT&O companies present in the city was 465 million euros in 2015.

We wanted to share with you more info on this emerging city so we asked Extind, the creators of PIN Map Iasi ( to help us gather it. PIN Map Iasi is a map that gathers office spaces and noteworthy initiatives in the IT&O local industry (airports, international flights, co-working spaces, conference rooms, etc).

IT Outsourcing

Multinational companies such as Amazon, Xerox, Conduent, Continental, Centric, Capgemini, CRF Health, Endava, GoDaddy, Levi9, Mind Software, Oracle, Preh and many others have chosen to come to Iasi and benefit from the large number of specialists here in order to create software and deliver high quality services at low costs.

“These companies chose Iasi due to a number of factors: a wide talent pool in the research and development area, an open-minded university, local authorities that support investments that slowly turn Iasi into a green city and last but not least, the available stock of modern office buildings”, says Dan Zaharia, senior consultant at Extind.

“The great reputation of the engineers from Iasi and the existence of the international airport were two of the important factors that convinced us to open Preh’s second engineering center in Romania here’’ said Jochen Ehrenberg, director for Product Development and Production at Preh.

We also asked Florin Cardasim, co-founder of the Codecamp community ( to give us a number of examples of succesfull Romanian IT companies here:

  • Romsoft, founded in 2001, develops custom software applications
  • Gemini CAD Systems, a leading global supplier of technology for industries working with soft flexible materials such as textile, composites or leather
  • SABS Software, outsourcing company for software solutions
  • Intelligent Bee, a custom software development company

As for recent start-ups, we wanted to find out from Raluca Apostol, the co-founder of Marionette Studio what is the formula they used going on their own: “Having gathered over 10 years of experience in reputable software companies as employees, we decided, together with Bogdan Apostol and Adrian Pironescu ,  to create an innovative product, an animation browser software and this is how Marionette Studio was born ( As we actually base our product on AI to automate the animation process, we could have started this business anywhere in the world. We decided to do it here, in our hometown.’’  It does look like the standard start-up formula, gather experience somewhere else and then, when good enough, start a business and innovate.

Human Resources 

With 1,100 IT graduates per year, Iasi is placed third in the country alongside Timisoara in respect of the graduate output in the IT industry (after Bucharest and Cluj). However, if we are to refer to the number of graduates in technical fields in general, Iasi is, after Bucharest, the largest training centre  (6,624 in 2015). These are joined in the employment industry by students from other neighboring university cities such as Suceava and Bacau. These numbers, nevertheless, fail to tell the entire story, as we should also mention a significant number of students who, hired during their studies, end up abandoning school and focusing solely on their jobs. If we count those graduating from adjacent fields ( economics, languages etc) and those graduating from professional reconversion schools like the IT Informal School ( ) the annual output adds up to 2800 people.

The relatively large number of students who graduate each year is not enough for the market demand, which has determined employers to compete in offering their prospective employees a wide range of benefits apart from a competitive salary. When we spoke with Raluca Ene, Managing Director of Chapter 4, one of the most successful Public Affairs, Corporate Communications, Employer Branding and Brand PR in Romania, she mentioned “I gladly noticed on my latest visit to Iasi an extremely high level of employer branding activities (Ed. Employer branding = a cumulation of attributes and qualities of an employer which differentiate it by its culture). Due to the high demand of employees on the market, companies have developed innovative campaigns which any European employer would boast about. I’m glad to see that in Iasi, the huge benefit of such campaigns has pushed employers to develop very creative hiring campaigns. ‘’

A durable and long-term solution for the lack of sufficient employees in the industry however is the establishment of public-private partnerships focused on the high-level training of a much larger number of students and also on keeping them in Iasi by offering them higher living standards.

Required Improvements

As mentioned above, a soft spot in the development of this industry is the tendency of IT specialists in the N-E region to migrate to other more developed countries or regions in Romania, however, the creation of an entrepreneurship environment and the focus on attracting higher added value outsourcing services can allow companies to attract and keep talented people in the region.

One of the weak points that further slow down the development of this area is the lack of infrastructure in the north-eastern part of the country, which prevents the access of potential international partners, investors or clients there. A telling example is the limited number of flights from Iasi to Bucharest, Europe and connections with the rest of the world. That is why, through the new routes offered from and to Iasi with Blue Air, we would like to offer several such possibilities and to actively help in developing this high potential area.


IT entrepreneurship should be stimulated in Iasi by public and private measures and the increased added value of the IT outsourcing services here will lead to the sustainable development of this sector. A strong community is essential for attracting investors and for the consolidation of the IT industry and not by chance, the strongest and most vibrant IT communities in the country, Codecamp,  has been created here.

#FabLab în curând la Iasi

Conform hartii realizate de catre echipa PINMaps, in Iasi exista 4 spatii de co-working existente, iar, in plus, in aceasta toamna se va inaugura un spatiu modern afiliat FAB LAB, o rețea globală de laboratoare create cu scopul facilitării inovației si a fabricației digitale.

Pe baza unui concept realizat de echipa de arhitecti Miolk, spațiul polivalent Fab Lab Iasi va oferi pe o suprafață de peste 700 mp scenarii de folosire flexibilă (zone de demonstrații / concursuri, co-working, makerspace, săli de cursuri și video / conferințe, birouri dedicate) și va funcționa ca o platformă independentă care sa catalizeze inovatia si colaborarea adresată comunității tehnice din Iași.

Dincolo de flexibilitatea spatiului, Fab Lab Iasi se pozitioneaza ca un laborator de fabricație digital echipat cu mașini cu comandă numerică, oferind utilizatorilor posibilitatea de a realiza aproape orice prototip, in acest laborator putand fi folosite imprimante 3D, echipamente de gravare/taiere cu laser, masina de frezat, imprimanta de circuite electronice.

Localizat foarte aproape de campusul universitar “Tudor Vladimirescu”, Fab Lab Iasi are printre scopuri ca, in parteneriat cu Universitatea Tehnica “Gheorghe Asachi” Iasi,  sa dezvolte programe de stimulare a studentilor si absolventilor de la facultatile de profil tehnic pentru facilitarea inovației, a fabricației digitale și a spiritului antreprenorial in randul acestora.

Cu un program de acces extins, cu trei sali de conferinte cu capacitate de 50-100 de persoane, cu 40 de posturi de lucru individuale, dotat cu acces la internet de banda larga si sistem de video-conferinte, Fab Lab Iasi isi doreste sa coaguleze comunitatea tehnologica din Iasi, sa sprijine organizarea unor evenimente de profil, sa promoveze proiectele dezvoltate aici pentru a pune in valoare polul regional de talente precum si spiritual intreprinzator.

IASI: 16.400 angajati in IT & Outsourcing

Circa 16.400 de salariaţi lucrează astăzi în industria IT & Outsourcing din Iasi, in crestere cu circa 30% fata de perioada anterioara, potrivit unei analize realizate de „Ziarul de Iaşi“ în colaborare cu Camera de Comerţ şi Industrie, Facultatea de Geografie a Universităţii „Al.I. Cuza“, şi companiile Extind, Wiron şi Train2Perform.

În condiţiile în care universităţile nu au reuşit să crească cifra de şcolarizare, fluxul de noi angajaţi este alimentat de iniţiative de reconversie profesională cum ar fi Şcoala Informală de IT. De asemenea, asistăm la o creştere a conferinţelor pe tehnologii moderne care cresc notorietatea oraşului în rândul specialiştilor din domeniul IT şi Outsourcing, dar şi în rândul tinerilor din regiune care sunt în proces de alegere a viitoarei cariere.

Această creştere robustă a numărului de angajaţi în industria IT şi Outsourcing pune multă presiune pe dezvoltatorii actuali de clădiri de birouri din Iaşi şi va genera interes pentru fonduri de investiţii externe. Deja clădirile moderne de birouri se află într-o zonă periculoasă, cu un grad de ocupare de 98-100%, spre exemplu United Business Center – Palas, Tester Park, Şandru Office sau Moldova Center.

Marile companii IT nu mai acceptă un standard de tip «merge şi aşa» pentru a lua în calcul relocări sau deschideri de noi locaţii. Vor fi atractive doar clădirile de birouri proiectate după standarde internaţionale de clădiri verzi, cu un mix de funcţiuni la parter – restaurant, after-school, sală de fitnes etc. – plus dotările normale pentru clasa A de birouri: suprafaţă de minimum 1.000 de metri pătraţi pe nivel, podea tehnologică înălţată, sistem HVAC cu aport aer proaspăt, generator şi alte alternative de alimentare cu energie electrică, locuri de parcare suficiente.

Saptamana aceasta, Digi24 TV a realizat o emisiune la Iasi despre pozitionarea orasului IASI ca magnet pentru industria de IT & Outsourcing din regiune.

A fost pus accentul pe rolul universitatilor pentru alimentarea polului de talente necesar acestei industrii, dar si pericolele ce pandesc aceasta dezvoltare fulminanta.

Noile destinații de pe Aeroportul IAȘI – sondaj în rândul comunității IT & Outsourcing

Sondaj realizat de in parteneriat cu Aeroportul Iasi in randul comunitatii de specialisti ITO

Peste 350 de specialisti din comunitatea IT & Outsourcing au raspuns sondajului realizat in ultima saptamana din aprilie 2017, de PINmagazine, in parteneriat cu Aeroportul International Iasi.

Astfel, in top 5 destinații pentru calatoriile de afaceri sunt Amsterdam (cu peste 30% din preferinte), Frankfurt, Dublin, Copenhaga si Varsovia. Rezultatul era previzibil, in conditiile in care in Iasi exista cinci companii cu capital olandez, cu un total de aproape 1.000 de angajati in industria regionala de IT & Outsourcing, care in prezent folosesc destinatii din apropiere (ex. Bruxelles), ca alternativa. Potrivit aceluiasi sondaj, au mai fost alese destinatii cum ar fi: Chisinau, Praga, Belgrad, Istanbul si Kiev.

Pentru destinatii pentru vacante, in top 5 au intrat Atena (cu aproape 20% din preferințe), Lisabona, Dubai, Budapesta si Malaga. La acest capitol, preferintele au fost mai variate, fiind mentionate destinatii mai deosebite: Stockholm, Basel, Malta, St.Petersburg si Nisa.

Din punct de vedere demografic, 59% din respondenti au varsta intre 25-35 ani, 85% sunt angajati in companii ITO (restul fiind freelanceri sau studenti), iar 65% sunt barbati.

Aeroportul International Iasi estimeaza un trafic de aproape 1.200.000 de pasageri pana la finalul lui 2017, fara a lua in calcul noile curse anuntate, ci doar cresterea frecventelor pentru anumite rute existente, foarte solicitate. Anul trecut, numarul celor care au calatorit cu avionul de la/spre Iasi a fost de 882.600, cresterea fiind de aproximativ 132% fata de cifra inregistrata in 2015.

Urmatorul pas este realizarea unei infrastructuri de terminal care sa poata sustine fluxul de pasageri si vom continua demersurile pentru extinderea portofoliului de rute, precum si crearea unei legaturi cu un hub mondial, existand totodata posibilitatea ca si alte companii aeriene sa investeasca la Iasi. De asemenea, vom investi intr-o parcare extinsa, in spatiile destinate activitatilor conexe si vor fi create legaturi rutiere cu puncte de interes ale orasului.”, a declarat conducerea Aeroportului International Iasi.

In planul de dezvoltare a Aeroportului Iasi este inclusa si realizarea unei infrastructuri cargo, unica in zona Moldovei, ce va avea adresabilitate inclusiv pentru Republica Moldova si Ucraina, proiect ce va avea un impact puternic asupra economiei locale.

Totodata, avem in plan construirea, in apropierea aeroportului, a unei unitati de mentenanta pentru aeronave. Proiectul companiei Aerostar Bacau va crea noi locuri de munca pentru ieseni, va asigura un plus de siguranta si confort pentru operatorii aerieni si, evident, va atrage noi investitori in zona noastra.

In urmatoarele saptamani, si Aeroportul Iasi realizeaza un sondaj de opinie cu scopul identificarii de noi destinatii cu plecare din Iasi pentru destinatii relevante pentru angajatii companiilor din industria de IT & Outsourcing, motor de dezvoltare al regiunii noastre.

Deschiderea de noi destinatii va creste gradul de accesibilitate a IASULUI si a regiunii Moldovei pentru clientii, angajatii si managementul acestor companii, precum si va facilita posibilitatea de dezvoltare a unor mari conferinte de specialitate cu sute si mii de participanti.
